Terms & Conditions

1. Storage Agreement

These terms set out the agreement between John Smith’s Storage (“we”, “us”, “our”) and you (“the customer”) for the hire of a storage container at Sandlea Farm, Middle Road, Tiptoe, Lymington, SO41 6EJ. The agreement is entered into on a weekly rolling basis commencing on your agreed start date. A specific container will be allocated to you upon arrival, and we reserve the right to relocate your goods to an equivalent container in exceptional circumstances.

The agreement continues on a rolling weekly basis until terminated by either party in accordance with these terms. No long-term commitment is required, and you are free to end your agreement at any time by providing the required notice as outlined in Section 6.


2. Payment Terms

The current rate for storage is £12.00 per week per container, payable in advance. Payment is made by standing order, which will be set up when you arrive on site for your first visit. Your standing order should be configured to pay on the same day each week as your agreed start date.

We reserve the right to review and amend our pricing with reasonable prior notice to you. In the event of non-payment, we may restrict access to your container. After a period of four consecutive unpaid weeks, we reserve the right to take steps to recover costs and may seek to dispose of contents in accordance with applicable law. All prices quoted include VAT where applicable.


3. Access & Security

Site access is available Monday to Saturday 7:00am – 7:00pm and Sunday 8:00am – 4:00pm. Access outside these hours is not permitted without prior arrangement. The site entrance is gated, and access details will be provided to you upon commencement of your agreement.

Each container is secured with your own padlock, the key to which remains solely in your possession. We do not hold duplicate keys to customer containers. The site is monitored by CCTV cameras at all times; recordings may be reviewed for security and investigative purposes.


4. Prohibited Items

You must not store the following items in your container: perishable food or drink; live animals or plants; hazardous, toxic, or corrosive substances; flammable or explosive materials including petrol, gas canisters, and fireworks; illegal items or stolen goods; weapons or ammunition; or any items that emit odours, attract pests, or pose a risk to others on site.

We reserve the right to inspect containers where we have reasonable grounds to believe prohibited items are being stored. Any customer found to be storing prohibited items will have their agreement terminated immediately without refund of any pre-paid fees, and the matter may be referred to the relevant authorities.


5. Liability

You are solely responsible for the contents of your container. We do not accept liability for any loss, damage, or theft of your stored items arising from any cause whatsoever, including but not limited to fire, flood, theft, or pest damage. We strongly recommend that you obtain adequate contents insurance prior to storing any goods with us.

Our total liability to you in connection with this agreement shall not exceed the total fees paid by you in the preceding twelve months. Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, or for fraudulent misrepresentation.


6. Termination of Agreement

Either party may terminate this agreement by giving one week's written notice. Notice may be provided by telephone call, email to info@johnsmithsstorage.co.uk, or in person. Your final week of storage will be the last week of your notice period, and you must remove all items from your container by the end of that period.

If items remain in the container after the agreed end date without payment, we may charge additional weekly storage fees until the container is cleared. Containers that remain occupied without payment for more than four weeks may be subject to further legal action to recover outstanding costs and the cost of clearing the container.
